We inspect residential and commercial properties in the Northern Rivers from Tweed Heads to Grafton, including the local councils of Ballina, Byron Bay, Tweed, Lismore, Richmond Valley, Kyogle, and Clarence Valley. When you are buying a property in the North Coast of New South Wales, get the trusted advice of a local who has knowledge of the industry in the region.

What is a pre-purchase inspection?

A Pre-purchase Building Inspection is an assessment of a property’s condition. It is conducted by a third-party inspector, like East Coast Building Consultants. If you are about to invest in a property that you plan to renovate, it is wise to be informed about some of the more common issues and defects that show up on properties.  These include issues of dampness, fire hazards, leaking bathroom plumbing, wall cracks, the existence of termite infestations.

Even if you don’t plan on renovating, moving your family into an existing home means you need to be aware of the condition of the house you are buying. Ultimately, a pre-purchase inspection confirms whether the property you are seeking to purchase is worth the price being sought by the vendor. An inspection can uncover issues with the house or land that you may not be aware of – which should influence your decision to buy.

What we inspect

With our thorough inspection process, we will ensure that we look into the structural elements of the building, areas exposed to water or dampness, roof areas and gutters. A list of the areas of the home we cover include (but are not limited to):

• Garage and carport
• Separate laundry or toilet
• Small retaining walls
• Steps, fencing and site drainage
• Roof space
• Rooftop
• Sub-floor including ventilation
• External wall cladding

Our detailed and extensive reports

As part of the inspection, we can provide you with a report of our findings. This report will contain invaluable information regarding the true condition and state of the property. The full extent of the inspection and report will depend upon the size, type and age of your property – we always endeavour to provide the most extensive report possible. If photos of any faults are required, please let us know as this will incur an added cost.  If you would like to view a sample East Coast Building Consultants’ report, complete the form at the top of this page to receive a sample pre-purchase inspection report.

Why do you need a Pre-Purchase Inspection?

While pre-purchase inspections are not mandatory when purchasing a house, they are highly recommended if you want peace of mind about this significant investment. Whether you are purchasing a residential or a commercial property, it is important to know the true condition and state of that property. A pre-purchase building inspection is a visual assessment of a house and land where a professional will identify existing problems and areas of concern.
It is important that a pre-purchase inspection report comes from a qualified building inspector such as East Coast Building Consultants. The certifications and qualifications on our team include:
• Licensed Builders
• Accredited Private Certifiers
• Diploma in Building Surveying
The Pre-purchase inspection report gives you peace of mind and arms you with the knowledge of what to expect from your financial commitment to a property as well as your experience within a new home. However, a pre-purchase inspection and report is not a warranty against issues and defects that might occur in the future. An inspection and report has many advantages, including giving you a clear assessment of the true condition of the property, unveiling information that might help you negotiate on the price and gaining specialist advice on potential problems that could arise if particular defects are not addressed.
