Development Applications Lodgements
East Coast Building Consultants can provide you with the help required to have your plans approved by Council in an efficient manner saving you time, money and a lot of stress.
Our services include:
- Preliminary assessment of plans in respect to compliance with the local council’s LEP and DCP’s, and Councils lodgement requirements.
- Preparation of Statement of Environmental Effects, with particular regard to the zoning of the land parcel, DCP requirements, BASIX certificates and amenity and environmental issues.
- Undertake a BASIX assessment including an ABSA assessment for the Thermal comfort section (if required). Co-ordination of consultants reports to accompany the Development Application to Council.
Lodgement of the Development Application with Byron Shire Council and Ballina Shire Council. - Liaison with Council staff following lodgement with regard to issues that may arise as a result of the application.
- Liaison between Architect/Consultants and Council to ensure any particular issues raised by Council following lodgement are addressed quickly and to Council’s satisfaction.
- Lodgement of Construction Certificate and associated papers/reports/Certificates with Council or a Private Certifier.
How long can I expect the application to take in Council?
It depends on how complex the development is. It could take anywhere up to 3 months for your application to be approved; however it may only take 4 weeks. That is why it is important to have all the details that Council require up front prior to lodgement.
