Bushfire protection reports

Bush fire protection reports are required prior to lodging a development application with Council on new work and alterations and additions and these reports determine what type of protection measures are required.

The reports are carried out in accordance with ‘Planning for Bushfire protection 2006’ and the BCA by our fully qualified staff who have undertaken intensive training at the UTS (University of Technology in Sydney) – Planning in Bushfire Prone Areas.

Who requires a Bushfire report?

If you are lodging a development application to Council and your property is identified by Council as being in a Bushfire prone area then you will require a Bushfire report to be undertaken.

What additional construction requirements can I expect?

It depends on what level of protection the property has been assessed as and how close you are to the bushfire threat.

There are 5 levels of Bushfire protection measures.

  • Nil – No specific construction requirements
  • Level 1 – Medium bushfire
  • Level 2 – High bushfire
  • Level 3 – Extreme bushfire attack
  • Flame zone – The Australian Standard does not specify any requirements for this as it is over and above the standard requirements.

Additional construction requirements can range from installing metallic screens with a maximum aperture size of no more than 1.8mm, providing weather strips to all external doors, ensuring the timber posts are 100mm above the finished ground level.

Other appropriate measures include suitable defendable space, access considerations, vegetation management, on-site emergency management arrangements and water supply services.
