Pre-Purchase Pest & Building Inspections
East Coast Building Consultants can undertake a pre-purchase building report prior to purchasing your dream home.
A pre-purchase building report is a written report of the condition of a property in accordance with AS 4349.1. The report should give an indication of the structural soundness of the property including movement in the walls (cracking), safety hazards, corroded roofing, leaks around the walls adjacent to the bathroom shower recess.
The report is usually carried out prior to exchanging sale contracts so you can identify any problems with the property which could prove expensive to repair.
The following areas would normally be inspected in a building inspection report:
- Garage and carport
- Separate laundry or toilet
- Small retaining walls
- Steps, fencing and site drainage
- Roofspace
- Rooftop
- Sub-floor including ventilation, leaks beneath the floors of the wet areas such as bathrooms, laundry, and toilet
- External wall cladding including brickwork and any wet rot damage to exposed timber posts or verandah beams
- Internal such as wall/floor tiles, kitchen, water leaks to adjoining walls of bathrooms, sagging ceilings, doors and windows
The amount of detail contained in the report will depend on the type of property, its size, age and condition. Photographs can be included with the report however this will incur an additional cost.
A pre-purchase building report will not include comments on the following:
- Termite detection
- Any area or item which was not accessible at the time of the inspection (this will be noted on the inspection report)
- A matter which is not within the consultants expertise
- Electrical wiring
- Plumbing
- Swimming pools and pool equipment
- Intercom systems
- Footings
- Concealed damp proofing
