BASIX Certificates & Assessments

BASIX is a new government initiative that ensures homes are designed to use less water and energy throughout the home by setting energy, water and thermal comfort targets.

The dwelling must meet these targets before a BASIX certificate can be generated. The new BASIX requirements came into effect on 1 July 2004 and as of 1 October 2006 it includes alterations and additions.

Every development application for a new home must be submitted to Council with a completed BASIX certificate.

What do I need to include for my BASIX certificate to comply?

  • AAA showerheads and tap fittings
  • A rainwater tank which is used for external watering, connected to your laundry tub and toilet.
  • Fluorescent lighting throughout
  • Tinting western windows or providing external shading to large glass areas
  • Installing dual flush cistern toilets
  • Providing R2.5 ceiling insulation
  • Installing a gas cooktop and oven
  • Efficient hot water service suchas solar or gas

We are also accredited ABSA assessors which mean that if you have a large and complex project it will require a NatHERS assessment which will enable your Thermal comfort section to comply. NatHERS is a simulated computer program which measures the heating and cooling levels required to keep a dwelling comfortable during the year.

ABSA accredited assessors are specifically trained to ensure that your home meets the requirements of Council’s environmental regulation.
